第一太平戴維斯:次季甲廈租金按季跌幅收窄至2.6% 整體空置率續升
第一太平戴維斯最新報告指出,隨著市場氣氛在季內輕微改善,縮減規模及棄租個案減少,本港甲級寫字樓租金在2021年第二季按季跌2.6%,較首季的按季跌幅3.5%為低。本季中環、灣仔/銅鑼灣及港島東的租金分別下跌2.8%、3%及2.6%,港島整體租金按季跌2.8%,是自2020年首季以來的最低季度跌幅。九龍租金季內微跌2.4%,對租客來說仍較為相宜。不過,2022年及2023年的供應增加將為租金再添壓力。

報告稱,整體寫字樓空置率續升至9.3%,空置樓面達570萬方呎。空置率上升主要受到港島供應增加所帶動,該區的空置率由7.4%上升至8%。中環空置率在季內由7.6%微跌至7.5%,灣仔/銅鑼灣的空置率則升至10.8%,是自2003年3月以來新高。港島東的空置率低於港島其他地區,因為港島東的主要寫字樓物業在2021年6月的空置率僅有1.3%。

九龍的空置率由首季的10.8%微升至第二季的10.9%,走勢相對靠穩;九龍東的空置率由13.8%回落至13.1%,該區在季內錄得數宗主要租賃個案,包括宏利承租國際貿易中心的多個樓層,合共14.47萬呎。然而,明年九龍的空置率或進一步上升,因為在明年390萬呎淨新增供應中,有240萬呎就是位於九龍區,其中九龍東的三個甲級寫字樓項目將合共提供160萬呎淨新增供應,這些項目尚未錄得重大的預租個案,因此這些新廈落成後或將把九龍東的空置率推高至15%以上。

九龍西方面,鑑於190萬呎淨新增甲級寫字樓空間將於未來兩年投入市場,佔九龍西現時甲級寫字樓供應量的75%,供應大潮亦將令該區市場出現重大變化。

該行亞太區研究及顧問諮詢部區域主管盛世民稱,雖然空置率上升令租金受壓,但準備首次公開招股的公司數量創新紀錄,財富管理服務續見增長,加上中資企業租賃持續活躍,仍為寫字樓市場帶來一定支持。
