戴德梁行料本港下半年楼价续升5% 重回2019年6月水平
戴德梁行发表今年第二季住宅市场回顾及展望,预期受惠於经济复苏、失业率进一步下降及疫情逐步受控,预测本港6月份整体物业成交将达到9,500宗,第二季整体成交将按年升37%至超过2.8万宗,上半年料达5.15万宗。当中预期住宅物业6月成交量将达7,300宗,上半年住宅交投增至3.98万宗,创2012年以来新高。
根据戴德梁行早前预测,本港楼价已於1月份提早见底,戴德梁行大中华区副总裁及大中华区策略发展顾问部主管陶汝鸿解释,去年忧虑香港失业率情况,但目前後市表现正面,疫情有所纾缓,经济复苏较预期快,就业情况亦改善,相信在累积的置业需求及年内有可能通关等因素下,下半年楼价有望继续上升5%,全面升幅达约10%,重回2019年6月疫情前水平,豪宅市场今年下半年则预期再上升5%至10%。
他指出,目前一手新盘与二手市场在售价上仍有约30%至40%差距,预期未来差距将收窄,二手业主叫价料将更为进取。另外,戴德梁行预期未来两年新供应量平均每年约1.91万伙,仍属较低水平。
