《周末楼市》「柏傲庄III」首轮销售即日沽清再加推338伙 二手成交续录双位数
新世界(00017.HK)与港铁(00017.HK)合作的大围站上盖住宅项目「柏傲庄III」收逾2.7万票成1997年後新票王,项目刚过去周六(5日)首轮销售331伙,全数即日沽清,套现逾43.7亿元。发展商周日(6日)随即加推第三号价单共338伙,实用面积307至1,022平方尺,包括32伙一房户、139伙两房户、106伙三房户及61伙四房户。加推单位折价售价由688.9万元至2,590万元,折实尺价18,498元至25,952元,折实平均实尺22,600元。
新世界营业及市务总监黄浩贤表示,加推单位楼层景观均与之前推出单位有别,实际提价不大,预料项目最快本周六(12日)展开次轮销售,相信次轮销情与首轮相若。
另外,刚过去周末两日一手市场共录约420宗成交,较再上周末增逾300宗,除「柏傲庄III」外,信置(00083.HK)与华置(00127.HK)及市建局合作的观塘「凯汇」亦售出14伙;新地(00016.HK)屯门「御海湾II」则再卖8伙,全部成交尺价均逾2万元。
至於长实(01113.HK)的「21 BORRETT ROAD」再招标以2.38亿元售出一伙,实用2,945平方尺,实用尺价达8.1万元。项目上周录3宗成交,套现超过6.4亿元。
二手方面,美联十大屋苑刚过去的周末录约20宗成交,连续四个周末企稳20宗。中原十大屋苑则录得19宗成交,但零成交屋苑增至3个。而港置十大屋苑於刚过去周末合共录16宗成交,连续五周录双位数。至於利嘉阁周末十大屋苑录20宗成交,按周增加1宗。
