調查指港人移民意欲高位回落 料賣樓移民對樓市影響微

美聯移民顧問夥美聯環球進行「港人移民取態及置業資金調查」,調查顯示與去年7月英國公布BNO最新移民方案後進行的同類型調查相比,有意移民的受訪者數目下降5個百分點,值得留意的是只有約23%受訪者將賣出自置物業以換取移民及投資資金,相信數目有限,反映移民風氣對本港樓價難有大影響。

調查由經絡按揭轉介於5月上旬至中旬透過網上調查進行,成功收回近300份問卷。調查發現有51%的受訪者表示有意移民,與去年7月時同類調查錄得約56%相比,輕微下降5個百份點。至於受訪者的「移民或海外置業主要資金來源」,在未買海外物業的85%受訪者中,約39%受訪者是源自「個人儲蓄」,佔比最多;其次是「加按」個人持有的本地物業獲得資金的受訪者,佔28%,兩者合計已接近七成。至於最受市場關注、選擇賣樓套現作主要資金的受訪者,只有約23%,比例有限。

此外,目前擁有海外物業或已移民約15%的受訪者,當中43%的買家指,資金主要來自加按本港持有之物業;約36%買家則指資金來自儲蓄,選擇賣樓套現作入市資金的買家僅14%。以上數據均反映本港買家傾向保留香港物業,未必會出售手持單位套現而獲取移居資金。

美聯移民顧問高級策略總監鄭天殷指出,在未買海外物業的受訪者中,有近70%有意移民或於海外置業的人士,傾向選擇以「儲蓄」或「加按物業」作為移民資金,選擇賣樓套現者僅約23%,反映即使移民,亦未必會出售手持單位套現而獲取移居資金,可見移民風氣對本地樓市應不會造成太大的影響。

當被問及「有意移民或投資海外物業的地區」時,最受歡迎的熱門地點,繼續由熱門「英國」以約51%居首,相信原因之一是英國早前公佈最新BNO持有人移民安排,令移民意欲增加。約33%受訪者選擇另一移民熱門澳洲,為其心儀移民或投資地點;傾向移民或投資於加拿大及台灣的受訪者,分別佔比近27%及約21%,分別排名第三及第四。(el/a) ~
