中原:銅鑼灣商業地估值161.5億元 料可獲約6至8份標書
銅鑼灣加路連山道商業地明日(7日)截標。中原地產測量師張競達表示,該地為區內罕有大型供應,最高可建樓面面積約107萬平方呎,地皮位置鄰近利園,該區發展相當成熟。
他指,雖然過去一年疫情大大影響商業市道,但近期本港疫情回穩,加上疫苗接種計劃已經展開,料疫情可於本年進一步受控,將增加發展商投標意慾,惟總投資金額較大,料吸引大型發展商為主,或以合組財團形式參與競投,料作長線投資用途。
他預期地皮明天可獲約6至8份標書,預計地皮樓面呎價可達1.5萬元,總值約161.5億元,很大機會成為今年首幅過百億地王。
