经络:现楼按揭宗数连升两月 首四个月楼花按揭创十年低
根据经络按揭转介研究部及土地注册处最新资料显示,今年4月现楼按揭宗数为6,266宗,较3月的6,248宗轻微上升0.3%或18宗,连升两个月。而该月的楼花按揭宗数为306宗,较3月的355宗下跌13.8%或49宗。
另外,今年4月现楼按揭宗数比去年同期5,555宗增加12.8%或711宗;楼花按揭宗数比去年同期295宗增加3.7%或11宗。今年首四个月计,现楼按揭宗数录得27,740宗,对比去年同期的23,328宗上升4,412宗或18.9%,并创三年的首四月新高。今年首四个月楼花按揭宗数则为1,440宗,对比去年同期的3,085宗急跌53.3%或1,645宗,创十年的首四月新低。
经络按揭转介首席副总裁曹德明表示,年初至今二手市场旺势持续,令现楼按揭宗数连升两月,估计升势仍有机会持续。反之,纵使一手市场近期成交不俗,但受新按保政策影响,部份客户选用「建筑期方式」付款,藉以承造高成数按揭,因此楼花按揭宗数未能即时反映。在现时疫情受控以及低息环境等利好因素,对楼按市场有正面支持,相信未来现楼及楼花按揭宗数将逐步回稳。
现楼银行市占率方面,中银香港(02388.HK)连续十一个月蝉联冠军宝座,市占率达到21.6%;汇丰银行则以市占率21.4%排名第二位;而恒生银行(00011.HK)以市占率达12.4%排名第三;渣打银行排名第四,市占率达12.4%;花旗银行排名第五,市占率达4.8%。现楼首五名银行排名与上月不变。
楼花排名方面,汇丰银行连续三个月夺得冠军宝座,以市占率21.6%排名第一;中国香港屈居亚军,以市占率18.6%排名第二;恒生银行则以市占率达16%排名第三;渣打银行排名第四,市占率达15.7%,东亚银行(00023.HK)上升一级排名第五,市占率为5.6%。
此外,今年3月四大银行现楼市占率由上月68.1%下降至67.9%,连跌四个月,而中小型银行市占率则由上月31.9%上升至32.1%。
