中原:古洞住宅地86億元批出遠超預期 落成呎價料1.6萬元或以上
地政總署公布,位於新界古洞第25區的粉嶺上水市地段第279號的用地,以86.14億元批予新鴻基地產(00016.HK)。中原地產測量師張競達表示,地皮以約86億元批出,每呎樓面地價約7,184元,創古洞北地價紀錄新高,遠高於市場預期,較市場上估值高出約四成多,屬預期之外,可見發展商對樓市前景相當睇好,亦對該區未來發展充滿信心。
他指,近期樓市正面消息較多,增加發展商入標信心,地皮早前接獲10份標書,反應踴躍。地皮位置鄰近新田及落馬洲,最高可建樓面面積約120萬平方呎,地皮鄰近未來北環線古洞站,地皮規模大,容易剪裁及規劃,發展潛力高,對發展商具一定吸引力。
他預料,地皮發展密度較高,可發展成大型屋苑,為區內提供更多上車供應,相信地皮發展對推進北環線有幫助,預算單位落成後,實用呎價約1.6萬元或以上水平,是次地皮的成交價對區內地價起很重要的指標作用。
