《周末樓市》新盤緊接登場「ONE SOHO」首推68伙 二手交投回升
本港新盤緊接登場,繼路勁黃竹坑站「晉環」上周五(23日)公布首張價單後,信置(00083.HK)與莊士機構(00367.HK)及市建局合作的旺角山東街「ONE SOHO」亦於周六(24日)公布第一張價單,涉68伙,價單售價由644.2萬至915.8萬元,呎價介乎23,376元至27,653元;計及最高14.5%折扣優惠,折實價由550.79萬至783萬元,折實呎價介乎19,986元至23,643元,折實平均呎價21,538元。消息指,該項目首日已收逾350票,以首張價單計超購逾4倍,發展商稱最快日內加堆。
至於「晉環」認購反應亦良好,項目截至昨日(25日)下午3時已收逾1,700張,以首張價單160伙計超額認購逾10倍,發展商稱最快近日加推,料再推最少80伙,且不排除有提價空間。
新世界(00017.HK)表示,沙田大圍站項目「柏傲莊」第三期有望短期獲預售樓花同意書,因此「柏傲莊」第一及二期展銷廳將於今日起暫停開放,並全力籌劃第三期銷售部署。另外,新地(00016.HK)「御海灣II」上周六開售,兩日售出約122伙,套現逾9億元。
二手方面,中原地產十大屋苑在過去周六日錄得26宗成交,較此前一個周六日的15宗升73.3%,創6周新高,回到3月高位水平。美聯物業剛過去周末10大藍籌屋苑亦合共錄得約27宗買賣成交,為6個周末新高,按周回升約50%,並連續保持10個周末錄得雙位數水平。
利嘉閣周末十大指標屋苑累錄16宗二手成交個案,按周輕微減少1宗或6%,繼續保持雙位數成交。至於港置十大二手指標藍籌屋苑於周末合共錄14宗成交,按周增加約40%,連續10周錄得雙位數水平。
