華潤萬象生活(01209.HK)全年核心股東應占溢利增長148%至8.2億元 各項核心業績指標穩健增長
格隆匯 3 月 30日丨華潤萬象生活(01209.HK)公佈截至2020年12月31日止財政年度的業績,2020年,集團全面落實“抗疫情、保業績”和“降本、提質、增效”兩大管理主題。一手抓“防疫抗疫”,一手抓“復工復產”,各項核心業績指標穩健增長。全年收入為人民幣67.789億元,按年增長15.5%。其中,住宅物業管理服務板塊收入為人民幣38.838億元,按年增長11.9%;商業運營及物業管理服務板塊為人民幣28.951億元,按年增長20.8%。
全年毛利潤為人民幣18.27億元,按年增長93.9%。毛利率由2019年同期的16.1%上升至27.0%。全年股東應占溢利為人民幣8.177億元,同比增長124.1%。核心股東應占溢利(扣除投資物業的重估收益及相關遞延税項影響)達到人民幣8.164億元,同比增長148.0%。全年每股股東應占溢利為人民幣0.485元;公司每股核心股東應占溢利人民幣0.484元。董事會建議宣派末期股息每股人民幣0.132元(摺合港幣0.158元)。
於2020年12月31日,集團住宅物業管理服務的在管建築面積為1.066億平方米;商業運營服務的已開業購物中心建築面積為610萬平方米,已開業寫字樓建築面積為150萬平方米。
集團憑藉紮實的綜合運營能力和抗風險能力化危為機,旗下“萬象城”、“萬象匯”率先恢復經營與客流,業績從第二季度“迅速回暖”,全年零售額突破人民幣800億元,在營寫字樓項目經營效率亦穩步提升,核心指標快速增長,進一步夯實商業運營領導者地位。受疫情影響,全國購物中心開業數量創三年來新低,集團逆市新開成都萬象城二期、寧波萬象匯、瀋陽長白萬象匯、杭州東站萬象匯及崇左萬象匯5個購物中心,開業率、開業客流及開業日零售額均處於當地領先水平。截至2020年底,集團購物中心運營及物業管理服務業務佈局56個城市,已開業項目59個;寫字樓運營及物業管理業務佈局37個城市,已開業項目23個。
2021年是“十四五”開局之年,是我國全面建成小康社會、實現第一個百年目標之後,開啟全面建設社會主義現代化國家新徵程的關鍵起始年,亦是集團上市首個完整財年。新起點面臨新挑戰,新挑戰亦帶來新機遇,物業管理行業正處於市場化發展初級階段,未來十年將是發展黃金時期,商業運營服務輕資產輸出市場仍處在發展窗口期。集團將牢牢把握這一重要戰略機遇,積極研判政策紅利、抓住市場機會,多渠道拓展商業項目,完善城市佈局。集團也將打破傳統路徑依賴,多措並舉拓展物業管理規模。對商業項目進行分級管理,提升運營效率,鞏固行業領先地位。集團實施多項措施,例如推進基礎物業毛利率改善,發力業主增值服務,為股東創造更高回報、為員工創造更多價值,不負信任與託付。
