龍湖集團(00960.HK)2020年核心純利升20.2%至186.9億元 在手現金778.3億元
格隆匯3月26日丨龍湖集團(00960.HK)公佈2020年度業績，期內集團營業額同比增長22.2%至1845.5億元(單位下同)，其中物業投資業務收入同比增長30.9%至75.8億元。合同銷售額同比增長11.6%至2706.1億元。
股東應占溢利為200.0億元，剔除公平值變動等影響後的股東應占核心溢利同比增長20.2%至186.9億元。毛利同比增長6.4%至540.3億元，毛利率為29.3%。核心税後利潤率為14.7%，核心權益後利潤率為10.1%。
每股基本盈利3.408元，剔除公平值變動等影響後的每股核心基本盈利同比增長19.9%至3.184元。董事會建議派發末期股息每股1.03元，計入中期股息每股0.40元，全年合計派發股息每股1.43元，同比增長19.2%。
於2020年12月31日，集團淨負債率(負債淨額除以權益總額)為46.5%，在手現金為778.3億元。綜合借貸總額為1673.7億元，平均借貸成本為年利率4.39%；平均貸款年限為6.59年。
於2020年12月31日，集團的土地儲備合計7400萬平方米，權益面積為5279萬平方米。土地儲備的平均成本為每平方米5569元，為當期簽約單價的33.3%。按地區分析，環渤海地區、西部地區、長三角地區、華南地區、華中地區及香港地區的土地儲備分別佔土地儲備總面積的36.1%、25.8%、16.0%、11.6%、10.4%及0.1%。
