格隆匯 3 月 26日丨彩生活(01778.HK)發佈截至2020年12月31日止年度的年度業績公吿，2020年，集團實現總收入約為人民幣35.96億元，毛利約為人民幣12.08億元，淨利潤約為人民幣5.42億元，公司股東應占淨利潤約為人民幣5.02億元。截至2020年12月31日止年度，經營活動現金流量淨額增加51.6%至人民幣8.26億元。淨利潤率則由2019年同期約13.9%上升1.2個百分點至約15.1%。董事會建議派付末期股息每股人民幣8.73分，派息率約為25%。股東可選擇新股份而非現金形式收取股息。
集團專注於通過口碑與品牌進行內生式新委聘擴張。憑藉出色的物業管理經驗，截至2020年12月31日，集團的合約管理總建築面積達到5.634億平方米，對應的社區數量達到2,841個。其中，於2020年12月31日集團已經產生收益的合約管理總建築面積達到3.61億平方米。同時，集團積極打造社區服務的線上平台，並通過將平台輸出給合作伙伴，使集團的線上平台可以服務於更多非彩生活管理的社區及家庭。
除了向其他物業管理公司提供線上平台或相應的技術指導外，集團還在不斷拓寬其線上平台技術的使用場景。例如，集團幫助長沙市公安局搭建“星城園丁”APP，用於長沙市的“羣防羣治”。市民通過“星城園丁”領取巡邏訂單，或者交通違規舉報訂單，每天完成一個訂單，用户即可獲取相應積分，當用户在“星城園丁”APP上購物時，積分可以充當折扣券。這一新模式激勵廣大市民共同參與到安全城市建設、和諧社區打造的過程中，受到了長沙市政府的極大肯定。截至2020年12月31日，“星城園丁”APP的註冊用户數已達到610萬人。以巡邏防控訂單任務為例，自2019年3月28日上線至2020年12月31日，共約390萬人次參與巡邏，巡邏總里程約920萬公里；平台累計接收交通違法舉報1080.9千起，吸毒舉報2.7千起，該平台成為城市居民共同參與文明城市建設的高效窗口。這一創新應用的順利落地，標誌着集團的線上平台技術具備更加廣泛的應用場景。
此外，集團與京東在簽署全面戰略合作協議後，2020年雙方共同推進了快遞櫃業務試點落地。這一模式下，京東負責快遞櫃的硬件鋪設，集團配合進行社區內的快遞投遞與派送，快遞員使用櫃機所支付的費用作為收入由集團與京東進行分成。通過櫃機高效率週轉進而抽取佣金的模式，相比原有快遞櫃運營商每年固定支付給社區的場租費，盈利能力明顯上升。同時，集團輔助進行訂單派送，成為集團員工與業主溝通聯絡的新觸點。
