高力:双倍从价印花税撤销 工业物业首两月销售额达19亿元
高力发表的研究报告指,自2021年初工业资产的物业投资市场气氛有所改善,机构投资者更为积极物色工业资产。该行指出新冠肺炎疫情大流行,加上有增无减的经济不确定因素,拖累香港的工业物业交投。工业物业的季度成交量於2020年第二季见底,跌至1.15亿元,但随着双倍从价印花税於去年11月撤销,交投自今年年初起开始增加。1月和2月录得19亿元的销售额,超越前三季的数字。
香港及大湾区研究部主管邓淑贤表示,去年工业物业的表现相对有较大韧力;预计该类物业将在2021年继续吸引投资者。另外进出口贸易强势反弹,将刺激对工业空间的需求,有助提升工业资产的租金和价格水平。此外,双倍从价印花税於去年11月撤销,令交易成本降低,理应为投资市场带来一些积极影响,并为卖方在商议意向价时提供更大弹性。该类物业的长远前景乐观,疫情刺激市场对电子商贸、冷藏仓库和物流设施的需求。5G网络和大数据的发展亦令工业空间的需求更殷切。工业资产的投资潜力都受以上各项因素支持。(el/k) ~
