《大行報告》摩通上調新地(00016.HK)目標價至141.7元 評級「增持」

摩根大通發表研究報告,指出雖然新地(00016.HK)表現強勁,但相信仍有重新估值的空間。雖然其派息政策不太可能帶來任何正面驚喜,但其未來十個月的大量項目推出,料會令公司成為住宅市場的焦點。重申其「增持」投資評級。目標價由原來的128.9元上調至141.7元。

該行指,新地在香港有2,230萬平方呎的土地儲備,當中住宅用地佔1,720萬平方呎,足夠覆蓋最少五年的可售資源。正如今年新公布的《財政預算案》中所述,可用於私人住宅的土地數量將會越來越少,預期在土地儲備方面的競爭將會繼續競烈。新地將不只受惠於存貨土地的價格堅挺,並能在沒有利潤率壓力下,以投機方式購買土地。

另外,公司目前在中國內地擁有1,350萬平方呎的投資物業,並將在2024年之前再落成1,150萬平方呎的投資物業。管理層預期新增額外總盈利介乎30億至40億元人民幣,佔2021財年預測盈利的12%至15%。而高鐵站上蓋商業綜合體完工後,料收益將超過10億元。
