《藍籌業績》新地(00016.HK)半年基礎溢利升30.2%至174.8億 中期股息維持1.25元

新鴻基地產(00016.HK)公布截至去年12月底止中期業績,營業額460.7億元,按年升19%。純利135.78億元,按年跌11.9%;每股盈利4.69元。派中期息1.25元,與上年同期一樣。

在撇除投資物業公平值變動的影響後,基礎溢利為174.82億元,按年上升30.25%;每股基礎盈利6.03元。

期內物業銷售溢利為123.66億元,按年上升80.53%,主要原因是期內香港出售發展項目大部分已於上半年落成。合約銷售額為147億元。總租金收入為123.61億元,按年跌3%,淨租金收入跌2%至94.96億元,表現主要受香港出租物業組合租金收入下跌所影響。

截至去年12月底,集團於香港的土儲為5,600萬平方呎,其中2,230萬平方呎為發展中物業,足夠集團未來五年的發展需要;另有3,370萬平方呎為已落成物業,其中絕大部份為出租及長線投資用途。集團會繼續貫徹其補充土地儲備的策略,包括積極將農地轉換土地用途。

集團展望,儘管未來數月本地新冠疫情或會反覆,但用家需求穩健,極低息環境及暢旺的股票市場將支持香港住宅市場。在未來十個月,集團計劃在香港推售多個項目,惟其銷售時間和銷情或不確定,並取決於疫情的發展。

內地方面,集團將推售的項目包括全資發展項目東莞瓏匯的新一期,以及數個合作發展項目的新批次,包括佛山瀧景和中山奕翠園。集團對香港和內地的長遠經濟前景繼續充滿信心,並會繼續在合適時機購入土地作發展之用。
