多地推行土地集中出让 内房股发力 宝龙/融创/万科/新城发展/合景泰富飙15%-18%
内地1月房价升幅扩大;此外,内媒报道指中国多地宣布对住宅土地集中供应,分析料措施将有助土地溢价率下降,修复项目利润率。内房股今天发力急涨,蓝筹中海外(00688.HK)、润地(01109.HK)、非蓝筹中国恒大(03333.HK)、佳兆业(01638.HK)、中国奥园(03883.HK)、绿城中国(03900.HK)、世茂(00813.HK)、雅居乐(03383.HK)、宝龙地产(01238.HK)、早前完成全部赎回於2022年到期8亿美元优先票据的融创中国(01918.HK),万科(02202.HK)、新城发展(01030.HK)及合景泰富(01813.HK)急涨逾10%-18%,後四者最强分别高见34.65元、35元、9.58元及12.5元。
龙湖(00960.HK)、富力(02777.HK)、蓝筹碧桂园(02007.HK)、中海宏洋(00081.HK)及旭辉(00884.HK)也升逾6.5%-9%。
据《澎湃新闻》报道,青岛市自然资源和规划局官网发布《坚决落实上级有关要求部署2021年住宅用地供应工作》,严格实行住宅用地「两集中」同步公开出让,即集中发布出让公告、集中组织出让活动。河南省郑州市此前发布《关於统一组织住宅用地挂牌出让公告发布的紧急通知》,收回部分区的住宅用地出让公告发布权;天津市亦发布《市规划资源局关於做好2021年住宅用地集中出让有关工作的通知》,要求天津市确定於今年3月、6月、9月中旬分三批次集中统一发布住宅用地的出让公告。
国家统计局早前公布,内地1月4个一线城市新建商品住宅销售价格按月升幅扩至0.6%,按年升幅扩至4.2%;二手住宅销售价格按月升幅扩至1.3%,按年升幅扩至9.6%。31个二线城市新建商品住宅和二手住宅销售价格按月升幅均扩至0.4%,按年升幅扩至4.1%及2.5%。
