格隆汇2月25日丨地产股集体大涨提振港A两地市场。A股荣安地产、凯嘉城、苏宁环球、中房股份、华夏幸福、皇庭国际和金科股份涨停;港股新城发展、万科企业和融创中国涨幅均超10%。有网传消息表示,按照住宅用地分类调控文件要求,22个重点城市实现两集中,2021年发布住宅用地公告不能超过三次。消息还表示,近期将召开视频会议,在视频会议之前22个重点城市暂停发布住宅用地公告。据称,22个重点城市除了北上广深四个一线城市外,还有南京、苏州、杭州、厦门、福州、重庆、成都、武汉、郑州、青岛、济南、合肥、长沙、沈阳、宁波、长春、天津、无锡18个二线城市。目前,网传的22个城市中,已有部分城市披露了官方文件。分析人士指出,“在同一时期组织大量地块集中挂牌出让”对于房企资金将产生一定的分流效果,使得竞拍同地块的房企数量减少,间接降低了土拍的激烈程度,避免出现土拍过热现象,土地的溢价率将会得到有效合理的控制。同时,对于房企来说,将会加速房企间的分化,资金雄厚的大型房企更具实力参与多宗地块的竞拍,拥有更多的拿地机会。
