美联料今年整体楼价按年升一成 5,000万元以上豪宅升15%
美联物业住宅部行政总裁布少明表示,股市畅旺为本港带来财富效应,加上一众新盘应市刺激交投,预期今年楼价整体按年升约10%,憧憬通关後5,000万至1亿元豪宅成交最能受惠,可按年升15%,同时主流600万至1,000万元住宅价格亦预料可升15%。
他解释,去年经济下行但楼价只跌不足1%,反映刚需强劲,加上息口低,预期疫情受控下经济可逐步向好,因此仍看好後市。截至2月22日今年新盘共售出2386伙,按年升56%,今个首8个星期35个主要屋苑二手成交亦录得852宗,按年升1.2倍,为近8年来最高。
布少明预期,山顶文辉道住宅地楼面地价创新高,近年亦出现多幅逾百亿元住宅官地,反映发展商仍看好楼市发展。他估计,今年首季新盘销量将创7个季度新高,突破5,000宗,全年回升至1.8万宗,二手成交亦有望创3个季度及9年同期新高,首季达1.35万宗,全年可望达到5.2万宗。
他看好1,000万至2,000万元新盘未来销情,认为换楼需求殷切。惟他提到,政府刚公布的新一份财政预算案主要着重於楼市供应,未有放宽1,000万元以上按揭成数,令人失望;又指出经济不景下市民或需卖楼套现,建议政府考虑缩短额外印花税期限。
