銀城生活服務(01922.HK)年度純利預增逾100% 在管建築面積超3900萬平方米
格隆匯 2 月 10日丨銀城生活服務(01922.HK)公佈,集團預期,截至2020年12月31日止年度將錄得公司擁有人應占純利及核心純利分別增加不少於100%及45%,而2019年同期則分別為人民幣3310萬元及約人民幣4570萬元。
該增加乃主要歸因於集團在管建築面積增加;提供社區增值服務所產生的收益增加;及集團所承接獨立第三方房地產開發商的項目現已逐漸進入成熟期,向該等項目提供物業管理服務所產生的毛利增加。
於2020年12月31日,集團物業管理服務的在管面積及合約面積分別達到逾3900萬平方米及4200萬平方米,分別較於2019年12月31日的在管面積約2607.7萬平方米及合約面積約3076.1萬平方米增加約50%及35%。集團為第三方房地產開發商管理的在管面積繼續維持高佔比,佔集團總在管面積約82%,較2019年上升約3個百分點。、
集團物業管理服務的在管面積及合約面積大幅增加,乃歸因於集團從市場持續取得新項目及進一步拓展業務規模的能力。此外,憑藉集團在長江三角洲地區大都市享有的品牌知名度,加上其經實證的往績記錄,以及作為市場化先鋒與二手盤項目專家的經驗,集團來自房地產開發商及業委會的前期項目及二手物業項目數量按年升幅均超逾50%。
