美聯:資金流入供應偏低利樓市 倘疫情放緩樓價料彈最少5%

美國聯儲局一如市場預期維持利率不變。美聯物業住宅部行政總裁布少明表示,由於目前本港銀行體系結餘高企逾4,500億港元,料低息環境持續。再者,資金持續流入,資金充裕,香港存款去年11月錄約14.65萬億元,以去年首十一個月累計升逾6%。與此同時,供應偏低的情況相信短期內難以大幅改善,上述多項因素均成為支持樓市的動力。展望今年,如果疫情大幅放緩,加上上述利好因素不變以及中港通關,料全年樓價出現「小V型反彈」,升幅至少升5%,假如本港經濟強勁復甦,樓價甚至有力直撲2019年創出的歷史高位。

住宅交投方面,踏入2021年,首月一、二手交投均暢旺。新盤方面,市場有多個新盤項目相繼登場,帶動首月新盤銷售量已重上逾千伙水平。布少明續稱,雖然目前本港疫情仍然反覆,但隨著本港市民即將接種疫苗,市場憧憬疫情有望緩和。若然感染人數不大幅反彈,而發展商推盤步伐加快,估計今年首季新盤銷售量可進一步攀升至5,000伙的水平,按季升逾6%,並創七季新高。

二手方面,首月二手交投表現同樣理想,料首季可延續1月份的強勢,估計第一季二手住宅成交量有望達至1.3萬宗,按季增逾8%,創三季新高。若以每年首季作比較,今年首季二手交投有望創九年同期新高。
