美聯信心指數最新報59.2點按周升3.7% 美聯樓價指數連跌兩周
「美聯信心指數」(MCI)最新指數報59.2點,按周升2.1點,升幅約3.7%,已連升三周。
美聯物業首席分析師劉嘉輝指出,「美聯信心指數」持續上升,反映減價盤數目持續減少。事實上,發展商重拾推盤步伐,而周末新盤銷售成績理想,相信會帶動樓市氣氛,業主信心亦有所增加,新增減價盤較12月中高峰期顯著回落。
根據美聯物業網站的減價盤比率反映,在全港三區之中,新界區減價盤佔比較高,而全港減價盤佔比最多的頭三個地區依次為荔枝角、青衣及馬灣。若以單位面積劃分,是次減價盤集中於實用面積介乎431至752平方呎的B類單位,而其次則分別為面積少於431呎的A類單位及面積介乎753至1,075平方呎的C類單位。以面積大於1,721平方呎的E類單位錄得最少減價盤。
樓價方面,「美聯樓價指數」最新報162.22點,按周跌0.6%,今年至今連跌兩周,累跌0.77%,跌幅主要來自新界區。
