美聯測量:粉嶺工業地皮成交價符市場預期 料發展為長線收租項目
美聯測量師行董事林子彬表示,是次粉嶺工業地皮成交價合符市場預期,並較同區兩年半前售出的安樂村工業地呎價3,617元高約3.7%,預料發展為長線收租項目。此外,是次成交價亦反映政府罕有供應的工業地仍然受到市場追捧,故吸引不少大型發展商亦有參與。
他又指,由於是次推出的工業地皮除可用作傳統的工業外,並可用作物流倉庫、資訊科技、數據中心等,滿足近年殷切需求,加上過去3年政府僅推出3幅同類型地皮出售,優質工業用地供應更為罕有,故吸引發展商參與競投,入標反應不俗,成交價亦見合理。
早前招標的粉嶺工業地皮在接獲8份標書下,以8.1294億元售出,樓面呎價約3,750元。
