美聯黃建業:若疫情放緩料全年樓價最少升5% 豪宅更有望升10%
美聯集團(01200.HK)主席黃建業表示,料全年樓價回升,幅度視乎經濟前景,如疫情放緩,可出現「小V型反彈」至少升5%,假如本港經濟強勁復甦,樓價甚至有力直撲2019年創出的歷史高位。
此外,隨著中港有機會通關,北水將加快流入港樓,今年內將有大型豪宅新盤登場,豪宅或重新成為市場焦點。他相信豪宅亦有機會「量額齊升」,通關後的豪宅樓價更有望升10%,跑贏大市。值得留意的是,新世代內地富豪及資金充裕的「新香港人」,較鍾情於「新豪宅區域」,而非西半山一類的傳統香港豪宅區,故預期「新豪宅」更能受惠於北水南下。
交投方面,今年一、二手成交皆有機會「量額齊升」,尤看好中小型單位、超級豪宅、民生舖及受中國企業歡迎的商廈四大板塊。他相信經濟「疫後重生」,民生舖最具升值潛力,正物色合心水的舖位入市作長線投資。
