華南城(01668.HK)中期核心淨利潤升46.4% “商貿物流+”模式取得積極成效
格隆匯11月27日丨華南城(01668.HK)公佈截至2020年9月30日止6個月業績,公司實現收入71.1億港元,同比增長22%;母公司擁有人應占核心淨利潤7.35億港元,同比增長46.4%;每股盈利8.08港仙。
收入增加主要原因是由於本報告期間有較多的物業銷售及交付及整體持續性收入增加所致。期間銷售物業收入增加25.5%至57.770億港元(2019/20財政年度上半年:46.038億港元),增加主要原因是由於本報告期間位於合肥、鄭州及哈爾濱項目有較多的物業銷售及交付。
於2020年9月30日,集團流動資產淨值為59.487億港元(2020年3月31日:40.549億港元),流動比率為1.12(2020年3月31日:1.08)。於2020年9月30日,集團持有現金及銀行存款為102.638億港元(2020年3月31日:103.035億港元)。
隨着各地項目的逐漸成熟,華南城除加強提供住宅、多功能商業物業、寫字樓、物業管理、會議及展覽設施、倉儲物流、奧特萊斯運營及金融等服務外,積極拓展更多新業態、新業務,向着科技和創新產業升級轉型。例如,深圳華南城與萬達集團簽署戰略合作協議,全新一代萬達廣場即將落户深圳華南城。深圳10號地鐵線於2020年8月正式開通,設點華南城站,周邊商業配套升級,進一步激活人氣。
進入2020年9月,超5萬平方米大型綜合體南寧華南城阿爾特麥超市、鄭州華南城鴻輝傢俱批發城等相繼開業,極大地豐富了華南城園區業態,帶來人流,助力各產業協同發展。截至目前,華南城已形成以電商網紅直播基地、會員制超市、高性價比傢俱,及奧特萊斯新業態“四架馬車”全面開花態勢同時原有業態繼續保持穩步發展。
展望下半財年,複雜的大環境或對經濟穩定增長帶來一定影響。然而,在政府“穩地價、穩房價、穩預期”的主旋律下,整體市場會保持平穩健康發展。集團將繼續採取審慎樂觀的態度,積極面對挑戰,力爭穩中有進。華南城多年堅守的“商貿物流+”模式,將有助集團所處的優勢環境整合資源,優化資本運作力度,加強成本控制,效益優先。集團將繼續致力促進產業升級轉型,促進項目生態圈不斷完善,最終實現打造“產城融合、宜業宜居美麗新城”的發展目標。
