《大行報告》大和:取消非住宅物業雙倍印花稅 商業地產轉活或可刺激經濟
大和發表報告表示,就香港特區行政長官林鄭月娥昨天發表《施政報告》公布今天起取消非住宅物業雙倍印花稅,港府對房地產有關的政策應有所放鬆,從一開始,港府就表示對房地產的降溫措施本質上是「逆周期」。在此背景下,該行認為政府有充分的理由放鬆這些措施,並看到政府宣布移除非住宅物業雙重印花稅是合乎邏輯。
該行相信,如果商業地產市場更具活力,可能會對經濟帶來刺激作用。在此階段,該行不期望港府會放鬆對住宅房地產領域的政策。
大和指,未來能否重新激發投資慾望將成為關鍵,料香港房地產市場再次進入一個變化的時期,這將導致財產所有權的重新分配。香港房地產市場前景的主要因素是投資者的前景信心。
該行重申香港地產股具可觀的投資價值,如果香港房產公司繼續現代化,公司提供價值、強化資產負債表和可持續收益,可以改善在全球資本市場上所樹立公司形象,大和重申對行業看法正面。(wl/u)
