新股消息 | 華潤萬象生活遞表，全國物業收入排名第五，高盛、建銀等聯席保薦
uSMART友信智投9月1日消息，港股物業板塊將迎來新成員，華潤萬象生活已於8月31日向港交所遞交上市申請表，建銀國際、中金公司、花旗、高盛聯席保薦。
2019年全國物管服務收入排名第五
據初步招股書顯示，華潤萬象生活是中國領先的物業管理及商業運營服務供貨商。根據弗若斯特沙利文報告：
- 按2019年中國所有物業管理公司的物業管理公司服務收入計算，排名第五；
- 按2019年中國所有購物中心運營服務提供商的購物中心物業管理服務收入計算，排名第二；
- 按2019年所有購物中心運營服務提供商在中國所管理的重奢購物中心數目計算，排名首位；及
- 按2020年上半年中國所有購物中心運營服務提供商的購物中心運營服務市場總收入計算，排名第二。
住宅物業管理服務+商業運營及物業管理服務
華潤萬象生活的業務脫胎自控股股東華潤置地的物業開發及投資業務，以向華潤置地開發或擁有的物業提供物業管理及商業運營服務爲起始基礎。
2020年上半年，住宅物業管理服務的收入佔比爲53.6%，商業運營及物業管理服務的收入佔比爲46.4%。

收入持續增長
2017年、2018年及2019年與截至2019年及2020年6月30日止六個月，總收入分別爲31.294億元(單位：人民幣，下同）、44.31.7億元、58.681億元、26.406億元及31.34億元。

在管建築面積持續增加
截至2017年、2018年及2019年12月31日與2020年6月30日，住宅及其他物業在管建築面積分別爲61.2百萬平方米、77.7百萬平方米、92.1百萬平方米及97.5百萬平方米；以及商業物業在管建築面積分別爲4.9百萬平方米、6.9百萬平方米、9.1百萬平方米及9.1百萬平方米。
收入主要來自華潤開發的物業
營業紀錄期間，華潤萬象生活的住宅物業管理服務分部的絕大部分物業管理服務收入來自華潤（集團）及華潤置地開發的物業，即使從2017年至2019年該等物業佔該分部物業管理服務總收入的百分比有所下降。此外，相同期間，華潤萬象生活自獨立第三方所開發物業獲取的物業管理服務收入亦有所增長。
