格隆匯 8 月 14日丨中國奧園(03883.HK)發佈公告,截至2020年6月30日止六個月,實現物業合同銷售金額人民幣508.7億元;營業額為人民幣282.4億元,同比增長19%;毛利潤為人民幣82.8億元,同比增長18%,毛利潤率為29.3%;核心淨利潤人民幣28.3億元,同比增長14%,核心淨利潤率為10.0%;公司股東應占核心淨利潤為人民幣24.5億元,同比增長21%,公司股東應占核心淨利潤率為8.7%;每股基本盈利為人民幣89.61分,期內每股攤薄盈利為人民幣89.51分。

2020年新冠疫情爆發以來,奧園積極履行企業社會責任,通過各地渠道採購逾120萬隻各類型醫用口罩及相當數量的醫用呼吸機、防護服、檢測試劑盒、額温槍、手套等醫療物資全力支援武漢、廣州等抗疫前線。奧園不僅是最早支援武漢的地產企業之一,更是首批直接採購醫療緊缺物資並馳援抗疫前線醫院的企業。

面對新冠疫情帶來的嚴峻考驗和複雜多變的國內外環境,中國奧園一手抓好疫情防控,一手抓好復工復產,齊心協力搶回時間和業績,助力銷售業績穩步復甦。隨着三月底、四月初銷售中心和工地實現全面復工復產,每月銷售呈穩步回升趨勢。2020年上半年,集團實現物業合同銷售額約人民幣508.72億元,根據克爾瑞集團發佈的“2020年上半年中國房地產企業銷售排行榜”,繼續穩居全國銷售TOP30。

2020年上半年公司的銷售貢獻主要來自西安奧園和悦府、成都奧園半島ONE、奧園華景川上錦宸府、南京奧園金基天着尚居及東莞奧園觀瀾譽峯等項目。

報告期內,集團繼續發揮收併購傳統拿地優勢,持續關注招拍掛市場,積極尋找資產包收併購機會,加快城市更新項目的轉化及拓寬產業合作渠道等,持續增加土地儲備。2020年上半年,集團新增44個項目,新增可開發建築面積約695萬平方米,新增可售貨值約832億元,確保合理的土地成本和穩定的利潤率,有助應對市場波動。截至2020年6月30日,集團擁有317個項目,分佈90個境內外城市,土地儲備總建築面積達4,874萬平方米(權益比78%),總貨值約人民幣5,015億元,計入城市更新項目後的總貨值約人民幣11,602億元,滿足未來四至五年的發展。

期內,集團發揮收併購優勢,收購京漢股份(000615.SZ)29.30%股份相等於京漢股份附帶投票權股份約29.99%,成為其實際控制人。京漢股份持有的項目主要位於中國北京、天津、重慶、成都、南京、太原、廣東省及河北省等地。通過本次收購,將有利持續深耕已有區域,豐富集團的土地儲備資源。

中國奧園緊跟粵港澳大灣區城市更新政策和城市發展規劃,積極參與區域內三舊改造建設,實現“舊城鎮、舊村莊、舊廠房”三舊改造全覆蓋。期內,集團的城市更新項目進展理想,分別成為珠海聯安舊村改造項目實施主體、廣州增城橫塱村改造合作企業,並簽約廣東東莞清溪鎮荔枝村南更新項目前期服務商。截至2020年6月30日,集團擁有超過50個城市更新項目,總規劃建築面積3,058萬平方米,規劃可售面積約1,759萬平方米,可售貨值約人民幣6,587億元,其中粵港澳大灣區佔95%,提供額外的土地儲備資源。
