富瑞:下調利福(1212.HK)目標價8.3港元 維持買入評級
富瑞發表報告表示,利福國際(1212.HK)上半年錄得淨虧損2.27億港元,而期內銷售及銷售所得款項總額分別較預期低13%及8%,管理層對香港下半年零售前景展望悲觀,為反映現時其財務組合的市值及啟德祟光項目,該行將利福目標價由8.8港元下調至8.3港元,但維持買入評級。
該行指,儘管續訂的租金率很穩定,但將承受已調整至最低租金的壓力,該行將利福國際2020至2022年度淨利潤預測下調63%、3%及2%,以反映啟德項目的投資損失,並將2020至2022年度收入下調5%,以反映較低的續訂租金率。
