美聯:週末指標屋苑預約睇樓量按週下跌約8.1%
美聯物業指出,受疫情尚未退減、加上政府進一步收緊限聚令影響,二手睇樓活動難免受到影響。據美聯物業分行統計,8月首週末(8月1日至2日) 15個指標屋苑預約睇樓量暫錄約331組,較上週末錄約360組,下跌約8.1%。
美聯物業住宅部行政總裁布少明表示,第三波疫情爆發加上政府限聚令措施收緊至2人,減低準買家睇樓意欲,本週末港島、九龍及新界三區週末預約睇樓量全線向下,而且一手搶佔二手購買力,屯門有全新盤應市之新界區跌幅最大。然而,布少明指出,美國聯儲局維持利率不變,本港低息環境料延續,加上未來三至四年潛在新供應單位數目不足,在置業剛需強勁下,不少準買家仍積極探市,欲趁「疫」市執平貨,倘若業主願意擴大議幅,二手承接情況仍見樂觀。
另外據該行前線資料統計,總結7月份至今10大屋苑二手交投合共錄得約223宗,較6月全月約264宗減少約15.5%,連跌2個月。當中港島區3個指標屋苑錄得約66宗,較6月87宗下跌約24.1%,而九龍區4個指標屋苑則錄得89宗,按月跌10.1%,至於新界區方面, 3個指標屋苑則錄得約68宗,則較6月減少約12.8%。(el/a) ~
