恆隆地產(00101.HK):內地市場已回復正常 香港經營環境仍有壓力
恆隆地產(00101.HK)行政總裁盧韋柏在網上會議表示,對於內地租戶的支援在6月中已完結,因為當地市場已回復正常,但香港的環境仍面臨壓力,預料未來零售銷售表現繼續受壓。在依賴遊客地區開設的商場情況較令人擔心,例如在旺角及銅鑼灣。值得慶幸的是,旗下有數個香港商場是民生商場,這些商場表現相對較好。希望能透過不同商場的定位來減低對收入的影響。
至於租金寬免計劃會按照每個客人的銷售額而定,不會一刀切地作出。他提到,會每個月甚至每星期就支援措施作出審視,雖然在7月15日之前的情況比6月份更好,但由於月中爆發第三波疫情,加上政府推出新措施後,情況變得不樂觀,7月份仍會繼續支援香港租戶。他透露,最差的時間仍未過,認為大家需要繼續捱,雖然現時出租率仍高企,但出租率若在未來稍有改動,對集團收入會帶來影響。
首席財務總監何孝昌表示,過去多年公司都有留意市場並適時出售非核心物業,但強調公司財務穩健,因此沒有必要將非核心物業賤價出售,若有合理價錢才會考慮。另外,由於公司內地物業發展繼續,仍要支付建築費,因此負債比率會繼續緩慢上升,而派息則要視乎公司的租賃盈利而定。
