疫情严重及新盘抢购买力 周末预约睇楼量跌

中原地产十大屋苑本周末录得409组睇楼预约,较上周减少4.4%,创2月14日以来23周新低。中原地产亚太区副主席兼住宅部总裁陈永杰表示,本港第三波肺炎疫情严重,新增确诊数字连日高企,加上政府进一步收紧限聚措施,不少市民於周末留家避疫,影响睇楼活动,但对楼宇交投影响可算较预期中轻微,不少买家入市信心不减,部份准买家亦希望趁近日议价空间较大时,把握入市机会,近期新盘市场集中於新界区中小型物业,料将抢去部份二手购买力,至於後市走向,则要视乎疫情发展。

而据美联物业分行统计,本周末15个指标屋苑预约睇楼量暂录约360组,较上周末录约372组,仅微跌约3.2%。美联物业住宅部行政总裁布少明表示,疫情再现反弹加上限聚令的实施,但对二手楼市影响有限,购买力续释放,预约睇楼量跌幅亦较预期轻微。然而,市场继续聚焦各区新盘,其中屯门两个全新大盘分别於周六开售及收票,九龙区茶果岭新盘亦继续销售,料续吸纳大批客源,抢占二手购买力。布少明指,置业刚需未减,部分业主议价开始回软,部分准买家憧憬业主大幅减价,欲趁机「疫」市执平货,市场承接情况仍见乐观。(el/a) ~
