疫情嚴重及新盤搶購買力 周末預約睇樓量跌
中原地產十大屋苑本周末錄得409組睇樓預約,較上周減少4.4%,創2月14日以來23周新低。中原地產亞太區副主席兼住宅部總裁陳永傑表示,本港第三波肺炎疫情嚴重,新增確診數字連日高企,加上政府進一步收緊限聚措施,不少市民於週末留家避疫,影響睇樓活動,但對樓宇交投影響可算較預期中輕微,不少買家入市信心不減,部份準買家亦希望趁近日議價空間較大時,把握入市機會,近期新盤市場集中於新界區中小型物業,料將搶去部份二手購買力,至於後市走向,則要視乎疫情發展。
而據美聯物業分行統計,本週末15個指標屋苑預約睇樓量暫錄約360組,較上週末錄約372組,僅微跌約3.2%。美聯物業住宅部行政總裁布少明表示,疫情再現反彈加上限聚令的實施,但對二手樓市影響有限,購買力續釋放,預約睇樓量跌幅亦較預期輕微。然而,市場繼續聚焦各區新盤,其中屯門兩個全新大盤分別於週六開售及收票,九龍區茶果嶺新盤亦繼續銷售,料續吸納大批客源,搶佔二手購買力。布少明指,置業剛需未減,部分業主議價開始回軟,部分準買家憧憬業主大幅減價,欲趁機「疫」市執平貨,市場承接情況仍見樂觀。(el/a) ~
