中原:上半年登記私宅樓花按揭3,528宗 創2017年來按半年新低
中原地產研究部高級聯席董事黃良昇指出,上半年登記私人住宅樓花按揭3,528宗,較去年下半年大減4,187宗。數字是2017年以來,按半年新低;反映疫症流行,打擊樓花銷售,推低樓花按揭需求。展望今年下半年,疫症未有終止,甚或反撲,不利新盤推售,繼續壓抑樓花按揭需求。估計全年樓花按揭7,000宗,較年初估計的8,000宗更低。
6月份登記私人住宅樓花按揭364宗,按月增加37宗。6月登記量較多的項目,包括長實(01113.HK)旗下長沙灣項目「愛海頌」及新地(00016.HK)的天水圍項目「Wetland Seasons Park」。
6月私人住宅現樓按揭4,875宗。其中一手項目有709宗,二手樓花樓市買賣按揭的有2,418宗,轉按或現樓重按的有1,484宗。今年次季,二手樓市轉旺,推高按揭需求,6月二手樓按數字是近十一個月新高。展望第三季的二手樓按持續高企。
6月登記居屋、夾屋、租置計劃按揭合約2,040宗。登記量集中於三個項目,包括綠怡雅苑、煥然懿居及翠嶺峰。
6月登記樓宇按揭(不包括樓花)7,210宗。中銀香港(02388.HK)承辦的合約有1,905宗,佔26.4%;匯豐控股(00005.HK)1,747宗,佔24.2%;恆生銀行(00011.HK)1,113宗,佔15.4%。
