《周末楼市》一手周末成交逾300宗抢部分二手客源

刚过去的周末一手市场交投畅旺,长实(01113.HK)及港铁(00066.HK)发展的日出康城SEA TO SKY周六展开次轮销售,累计沽出193伙;加上嘉华(00173.HK)旗下启德嘉(峰)汇亦沽约38伙,连同其他项目令新盘市场周末合计成交有近300宗。一手市场旺带动发展商加快推盘,

会德丰(00020.HK)发展的蓝田KOKO HILLS日前就以折实平均实尺20,993元加推80伙,市场消息指项目过去3日累收约900票,以两张价单共163伙计,料超额认购约4.5倍。

在二手市场方面,中原地产十大屋苑周末成交量连续六周企稳双位数,本周末录得10宗成交,按周跌33.3%,中原地产亚太区副主席兼住宅部总裁陈永杰表示,多个新盘热销,亦有大型新盘将於短期内开售,抢去部份二手客源,令二手交投略为放慢。据美联物业分行统计,刚过去的周末10大蓝筹屋苑合共录得约11宗买卖成交,按周减少约31.3%,但仍连续21个周末录得双位数。

综合利嘉阁地产分行网络数据,在过去的周末日十大指标屋苑累录10宗二手买卖个案,较上周末(6月27至6月28日)的12宗,按周减少17%。而根据香港置业旗下分行截至今日下午3时统计,港、九及新界十大二手指标蓝筹屋苑於周末两日合共录7宗成交,与上周末11宗成交比较略见回落约36% 。
