中原CCL連升兩周後回軟 按周跌1.46%

反映二手樓價的中原城市領先指數CCL報178.48點,按周跌1.46%。中原地產研究部高級聯席董事黃良昇指出,CCL連升2周後回軟,兼且跌幅明顯,反映市場普遍憂慮社會事件可能升級,有小業主趁樓價高沽售。近4周計,CCL四大整體指數齊升及齊跌各錄得2周,樓價由連升轉為反覆向上,兼且短期波幅擴大。展望CCL走勢繼續反覆向上,CCL上升目標仍是190點,預期今年秋季可達到。

中原城市大型屋苑領先指數CCL Mass報181.73點,按周跌1.75%。CCL(中小型單位)報179.33點,按周跌1.65%。CCL(大型單位)報174.03點,按周跌0.40%。四大整體指數同樣連升2周後回軟,尚未跌穿轉勢回升前水平。近7周計,CCL累升1.44%、CCL Mass累升1.67%、CCL(中小型單位)累升1.50%及CCL(大型單位)累升1.09%。

港島CCL_Mass報187.96點,連升2周後回軟,按周跌2.08%。九龍CCL Mass報178.98點,按周跌1.27%。 新界東CCL Mass報190.32點,按周跌2.23%。新界西CCL Mass報162.09點,按周跌1.71%。

樓價轉勢回升7周計,港島樓價5升2跌,累升3.28%。九龍樓價4升3跌,累升2.53%。新界東樓價4升3跌,累升2.03%。新界西樓價3升4跌,累跌1.64%。

今天(2020年7月3日)公佈的指數,根據2020年6月22日至6月28日簽訂正式買賣合約的中原集團成交計算。當中有近九成的交易是在2020年6月8日至6月14日簽臨時買賣合約,是五一長假期後第7周市況。本周三(7月1日)港區國安法實施,對樓價的影響將於7月下旬公佈的CCL開始反映。(el/u) ~
