美聯:低息環境延續及疫情緩和刺激購買力 料6月一手交投續破2,000伙
美聯物業住宅部行政總裁布少明表示,美國一如預期維持利率不變,並指利率將保持在現水平至2022年底,意味著低息環境將延續,有利樓市發展,供樓人士更有預算之餘,在量寬及資金貶值的影響下,將刺激更多資金充裕人士購買「磚頭」保值。此外,隨著本港疫情緩和,發展商加快推盤步伐以滿足市場需求,預料6月購買力將持續釋放,並可望繼5月再錄得逾2,000伙一手物業交投。
布少明稱,美國於3月突擊減息後,息率已保持在低水平,而本港大型銀行亦維持最優惠利率不變。由於自今年春節疫情肆虐後,發展商推售全新盤步伐暫停,累積數月的購買力,直至近期疫情緩和,經濟活動逐步回復,多個全新大盤陸續應市,銷情亦見理想。可見即使本地政經環境存在變化,但資金仍然追捧物業,剛需仍然支持後市。加上預期持續的低息環境,將有利買家入市保值。
布少明又指出,由於市場資金充裕,新供應未能大幅增加,以及低息等因素帶動,只要全球及本港疫情受到控制,政治氣氛改善,相信樓市需求仍見殷切,並維持今年樓價5%升幅的預測。相信6月一手物業交投將主導,並錄得2,000宗水平;二手物業方面,隨筍盤消化及一手搶客,二手交投將有所回軟。
