内房股继续反弹 绿城中国及连日回购恒大涨4.5%及4%
据报全国政协常委兼社科院院长谢伏瞻日前提出建议完善房地产调控政策,对单套改善型住房交易实行支持政策,调整普通住宅和非普通住宅认定标准,放宽认房又认贷限制条件,减免有关税费。内房股今天继续反弹,中国恒大(03333.HK)继昨天考验20天线(15.08元)获承接倒升逾半成後,今天股价重越10天及百天线(16.03元及16.5元),最高见17.06元,现造16.8元,续涨4%,成交2,064万股,涉资3.46亿元。恒大继上周五(22日)斥约1.24亿元回购802.4万股後,昨天(25日)再斥1.92亿元回购1,208.1万股。
其他内房股以绿城中国(03900.HK)表现最好,股价曾一举升破牛熊线、50天、10天及20天线(7.62-7.95元),最高见8.03元,现造7.93元,续弹4.5%。获摩通看38.5元的万科(02202.HK)重越10天及20天线(24.9元),最高见25.2元,现造25.1元,续弹2%;融创中国(01918.HK)高见32.6元,现造32.4元,续弹1.9%。获瑞信看好的世茂房地产(00813.HK)曾升破上周四所创上市高位33.75元,最高见33.9元,现造33.5元,续升近1.7%。
三大蓝筹内房以润地(01109.HK)最强,股价重越10天线,最高见30.4元,接近20天线(30.55元),现造30.35元,续升3.6%;中国海外(00688.HK)及碧桂园(02007.HK)也续弹逾2%,分别高见24.75元及9.62元,前者股价重越10天线(24.65元)。
瑞信昨天指,目前内地楼市正处於与2018年10月至2019年7月周期相近时期,包括有宽松政策支持、具稳定性楼市政策,而内房股的资产净值折让亦接近过去三个下行周期低位,相信已大致反映不利宏观影响和楼房措施放宽预期减低。该行新增旭辉(00884.HK)和中海宏洋(00081.HK)为首选股,大型发展商看好中国海外和润地,中小型发展商看好世茂房地产、旭辉及中海宏洋。
