《周末樓市》一手周末沽逾200伙 二手交投回落
綜合市場消息,多個新盤推出拖累二手成交表現。周末開售的永泰地產(00369.HK)旗下位於青山公路的OMA by the sea截至昨日晚上9時已沽出200伙,佔可售單位約75%。新鴻基地產(00016.HK)旗下天水圍亦加推70伙,折實平均呎價11,779元,折實售價介乎488.42-1,724.83萬元,截至昨日下午4時,項目初步累收逾2,000個購樓意向登記。中國恆大(03333.HK)旗下屯門掃管笏恆大‧珺瓏灣周末兩天售約20伙,而路勁(01098.HK)旗下元朗錦田山水盈,上周五至周日累沽約11伙。
二手市場方面,中原地產十大屋苑周末錄得19宗成交,按周雖回落13.6%,但已連續6周企穩雙位數成交量。據美聯物業分行統計,剛過去週末(5月16至5月17日)10大藍籌屋苑合共錄得約23宗買賣成交,與上週末約24宗相若,輕微減少約4.2%。利嘉閣地產在過去的周末日十大指標屋苑錄得17宗二手買賣個案,按周下跌15%。香港置業周末二手指標藍籌屋苑共錄得約17宗成交,較上週末的15宗上升約13%。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,本周末有大型全新盤開售,鎖去市場部份購買力,令二手交投略為受壓,加上大型屋苑平盤早於過去數月被市場迅速消化,令客源流向二三線屋苑。美聯物業住宅部行政總裁布少明表示,發展商紛紛加快推盤,本周末率先有全新新盤開售,另外天水圍大型新盤及九龍區新盤亦陸續以貼市價開盤,料焦點將移至一手市場。
