地政總署:九龍觀塘安達臣道「首置」住宅地共錄9份標書
地政總署公布,九龍觀塘安達臣道對出測量約份第3約地段第1069號的用地共錄得9份標書。
就現場所見,獲華懋、佳明集團(01271.HK)、嘉華國際(00173.HK)、信和置業(00083.HK) 等發展商獨資入標。恆基地產(00012.HK)、遠東發展(00035.HK)及帝國集團則合組財團入標。另外,中海外(00688.HK)亦有入標,但沒有透露投資方式。
項目地盤面積約為21.71萬平方呎,指定作私人住宅用途。地盤的最低可建築面積為65.34萬平方呎,最高可建築面積約108.91萬平方呎,將會分為A區及B區兩部份,當中A區最高可建樓面61.77萬平方呎,而B區則為47.14萬平方呎。為推行港人首次置業先導項目,在土地日後落成的住宅單位總數中,必須提供不少於1,000個作為港人首次置業單位。綜合市場估算,估值介乎46至90億元,每呎樓面地價介乎4,200至8,000元。
