美聯:維持全年樓價升5%預測
美聯物業住宅部行政總裁布少明表示,隨著疫情漸趨緩和,過去數個月積壓的購買力出現「彈弓式」反彈,樓價亦止跌回穩,預期在發展商重新加快推盤步伐,新盤市場「百花齊放」之下,次季新盤銷售將回升至約4,000伙,創3季新高;二手交投亦有望承接旺市氛圍及購買力釋放,估計第二季二手註冊量將超越約1.1萬宗,登上1年高位。
他指,樓價方面,最近「美聯信心指數」連升4周,顯示業主看好後市,有助樓價止跌,相信次季樓價有望回穩向上,維持全年樓價升5%的預測。
首席分析師劉嘉輝表示,樓市利好因素漸現,將帶動樓市前景向好,包括美國聯儲局「無限QE」,令環球資金氾濫,息率維持低水平,相信有助穩定港樓市場;本港疫情持續改善;樓市積壓的購買力將隨疫情穩定後陸續釋放,積壓購買力出現「彈弓式」反彈。
他指,5-6月全新供應或逾6,000伙,次季新盤銷售料急升約65%至4,000伙。(ic/u) ~
