高銀金融(00530.HK)擬出售九龍啟德地塊 初步代價約70.4億港元
格隆匯5月11日丨高銀金融(00530.HK)發佈公告，2020年5月10日，公司間接全資附屬Golden Sphere Developments Limited(作為賣方)與Top Family Group Limited(作為買方)訂立買賣協議，據此，賣方有條件同意按初步代價約70.4億港元(可予調整)出售該公司間接全資附屬Gold Flair Holdings Limited全部已發行股本及股東貸款。
於2020年3月31日，股東貸款約為56.45億港元。 於該公告日期，出售公司為投資控股公司及於英屬處女羣島註冊成立的有限公司。出售公司目前持有迅富(為物業投資控股公司及於香港註冊成立的有限公司，其主要資產為該物業)的全部股權。除該物業外，出售集團並無任何其他重大資產。該物業為位於九龍啟德第4B區4號地盤新九龍內地段第6591號的一幅地塊，總地盤面積為約9,708平方米，最低及最高可發展建築面積分別為32,037平方米及53,394平方米。其將發展為私人住宅用途。於該公告日期，地基工程尚未展開。
公告表示，監於全球經濟疲軟為營商環境帶來的挑戰不斷增加，以及香港經濟活動減少，呈現經濟收縮跡象，故董事認為，香港物業發展市場長遠仍存在不確定因素，因此，考慮到該物業處於初步發展階段及項目所需資金龐大，且在物業市場前景不明朗及香港整體經濟低迷的背景下，董事採取審慎方針為集團的現有業務保留更多現金。出售事項所得款項將主要用於減少集團的借貸，從而提高其整體財務靈活性。
