《大行報告》美銀證券:內房4月銷售略勝預期 完成全年目標有難度

美銀證券發表研究報告,指中國主要發展商的4月份合約銷售額按年升2%,按月升7%,整體復甦表現符預期,但個別增長存在明顯差異,其中金茂(00817.HK)升48%、龍光地產(03380.HK)升42%、世茂(00813.HK)升41%;遠洋集團(03377.HK)跌29%,萬科(02202.HK)跌19%,保利(00119.HK)跌27%等。

該行指,今年至今的合約銷售較去年同期低11%,跑贏只有恆大(03333.HK)升19%,龍光升12%,金茂升10%,世茂升4%;遠洋集團跌26%,雅居樂(03383.HK)跌23%。發展商要達至全年目標,今年餘下時間需錄按年10%的升幅,而目前投資者比較關心下半年需求是否持續,而合景泰富(01813.HK)、旭輝(00884.HK)、金茂、奧園(03883.HK)則需要增長20-30%才可達其目標。

該行又指,3月份均價下跌,不僅是因為促銷,而且還因為新產品的發行量減少,首選旭輝、世茂、中海外(00688.HK)、潤地(01109.HK)。
