勝捷企業(06090.HK)：英國學生公寓資產組合的提早租約終止政策
格隆匯4月20日丨勝捷企業(06090.HK)公佈，2020年3月23日，英國政府在全國範圍內實施封閉措施，以遏制新冠肺炎的傳播，該封閉限制措施於2020年4月16日再延長至少三週。集團於英國擁有及管理11項(當中包括一項透過集團持有14.29%股權的私募基金擁有)特建學生公寓物業，由於英國的所有大學已將2019–2020學年剩餘時間的學術科目及課程改為線上教學，而學生可以選擇返回家鄉並繼續其課程，故英國特建學生公寓業務因封閉而暫時受到影響。
在對各大學所採取的行動及集團的學生住户所面臨的條件進行適當評估之後(特別是復活節假期後英國的19–20學年的最後一個學期)，並考慮到集團眾多持股者的短期和長期利益，集團決定對英國特建學生公寓物業的學生住户提供提前終止其剩餘合約租賃的選擇權，惟學生住户須於2020年4月26日或之前提交申請。選擇於19–20學年的最後一個學期返回家鄉的學生住户可提前終止租約，並且自2020年5月1日起至合約租賃期限結束無需支付租金。提前全額支付租賃費用並選擇提前終止其剩餘租賃的學生，將收到自2020年5月1日起至合約租賃期限結束之時的租賃期退款。學生住户可選擇不返回家鄉並繼續留在集團於英國的特建學生公寓物業中。在這種情況下，其租約將在此期間保留，而集團的特建學生公寓物業將繼續運營以向該等繼續留在集團特建學生公寓物業中的學生住户提供支持。因此，集團預計於19–20學年的剩餘時間內，即由2020年5月1日至2020年8月底，其於英國的特建學生公寓物業的入住率將降低。集團預計該期間的收入將減少300萬英鎊至500萬英鎊，這取決於申請提早終止租約之學生住户的數量。
提早租約終止政策對集團收入的影響乃基於未經審核及估計的數字，向投資者提供以瞭解提早租約終止對集團的影響。公司建議投資者在使用此類資料時應謹慎行事。董事會認為，提早租約終止政策對集團的可持續經營能力和長期發展並無影響。
於新加坡，儘管已確認集團於新加坡的若干特建工人宿舍物業的工人居民感染新冠肺炎的病例，及集團於所有全國特建工人宿舍物業中實施嚴格的封閉措施而增加了營運要求，集團於新加坡的特建工人宿舍資產組合的財務入住率仍不受影響。
於馬來西亞，根據馬來西亞政府的《行動控制令》，集團的特建工人宿舍業務保持穩定，並且預計不會對集團於馬來西亞的特建工人宿舍資產組合的財務入住率造成影響。
公司將加強現金流量管理和控制，以節省現金，並採取增加對運營成本管理、推遲發展項目及任何可自由支配的資本支出等措施。此外，自2020年5月1日起(受年底的進一步審閲)，公司的董事將自願減少15%的董事袍金，集團於新加坡的高級管理人員將減薪10%至15%。
