上實城市開發(00563.HK)公佈,截至2019年12月31日止年度,公司收入85.84億港元,同比增長23%;公司擁有人應占溢利6億港元,同比增長4.8%;每股盈利12.48港仙,末期股息每股1.8港仙及特別股息每股2.3港仙。

收入增長主要因為集團貫徹適時有序的推盤策略,充分兑現項目價值。

該年度,集團商品房及保障房的全年合約銷售金額為人民幣76.88億(2018年:人民幣51.49億元)。來自商品房的合約銷售金額為人民幣61.8億元(2018年︰人民幣51.49億元)。

截至2019年12月31日,集團土地儲備共有26個項目,分佈於11個內地重點城市,包括上海、北京、天津、西安、重慶、崑山、無錫、瀋陽、煙台、長沙及深圳,包括大量建成及處於建設期的中、高檔住宅及商用物業,未來可售規劃建築面積約377.7萬平方米。可支持集團未來3至5年的發展策略。

物業發展方面,該年度,集團在建項目共14個,在建面積達318.6萬平方米,主要包括TODTOWN天薈、西安自然界、濱江城開中心及上投寶旭等項目。當中,新開工面積88.8萬平方米,主要來自西安自然界及TODTOWN天薈項目;交付面積合共24.45萬平方米,主要為上海萬源城、上海城開御瑄及西安自然界。集團多個住宅項目推出新房源應市銷售,成交量價平穩。

當中,北京西釣魚台?御璽銷情喜人,平均售價每平方米逾人民幣120,000元,創下北京新盤新高,亦是對集團銷售貢獻最大的項目。上海城開雲外把握推售節奏,取得了良好的預售價格。於2020年位於北京西釣魚台•御璽、上海萬源城、上海城開雲外及西安自然界等多個項目將繼續為集團帶來穩定銷售及現金流。同時充裕存量使集團能夠靈活應對房地產市場的起跌,及因應瞬息萬變的市況以最佳價格釋放其價值。

該年度,集團於上海、北京、天津、重慶、瀋陽、崑山及深圳等7個重點開發大城市已經建成多個商業項目、持有的投資性物業總面積約75.6萬平方米,並有超過100萬平方米的商業面積將於未來三至五年竣工。期間,集團的整體租金收入按年上升6.6%至7.5億港元,主要由於整體出租率和項目平均租金單價的上升所致。集團積極貫徹租售並舉政策,持續推進租賃住宅業務。首個租賃住宅項目漕河涇項目於2019年11月簽訂施工合同,總建築面積約6.61萬平方米,日後將為集團帶來穩健的租金收入,並有助於上海探索新的業務模式。

公司稱,集團未來將以務實審慎原則,致力於中高端住宅開發,同時發展核心城市區域商業資產投資運營,以保持市場優勢。當中,集團於北京、上海的別墅項目將帶來穩定的收益增長,為高質增長奠定堅實的基礎。上實城開將繼續發揮多年的開發經驗優勢及穩健的多元化發展策略,為股東創造更大的投資價值。
