美聯(01200.HK)黃建業料上半年樓價跌約5%
美聯集團(01200.HK)主席黃建業表示,今年樓市受新冠肺炎爆發的影響,延續去年的跌勢,暫未有回升的跡象,料上半年樓價將跌約5%,成交將持續萎縮。他相信,樓價仍受制於疫情、經濟及社會環境三大因素,失業率上升,加上股市及債市的波動,負資產及蝕讓盤數目將會增加。
黃建業指出,受疫情影響,本地樓價「急凍」,暫時未致暴升或暴跌,惟成交將持續萎縮,估計今年上半年二手住宅註冊量僅約17,000宗,較去年上半年減少近3成,以半年計,創自2018年下半年後的一年半新低;估計今年上半年新盤銷售約6,000宗,較去年上半年跌近5成,創自2016年上半年「熔斷」之後的4年新低。
不過,黃建業仍看好逾600萬元至1,000萬元的住宅物業交投,料受惠於放寬按揭保險成數,刺激剛需,交投有望「跑贏大市」,1,000萬元以上的中價樓最受疫情影響。至於高價樓及豪宅交投亦會受制於經濟前景,惟極優質的罕貴特色單位,若叫價合理或低價放售則仍有需求。
