2019年,建發國際(01908.HK)業績指標再創新高,實現營業收入約180億元,同比增長約45%;歸屬於母公司淨利潤約17.18億元,同比增長約21%。業績指標持續兑現,2019年度宣佈每股分紅0.82港元,以50%的高額派息比例回饋股東。

銷售高質量跨越增長,拿地擴儲彰顯信心
2019年,建發國際合同銷售跨越式增長:實現簽約金額508億元,同比增長105%;認購金額570億元,同比增長126%,銷售增速位居行業前列;回款金額476億元,回款比例高達94%,高效回款保障了優質銷售。
2019年,公司抓住土地市場機會,大規模拿地擴儲,在蘇州、無錫、南寧、廈門、福州等核心城市新增40宗土地,新增項目的可售面積約667萬平方米、可售貨值約963億元;截至2019年底,可售面積約935萬平方米,總可售貨值達約1,620億元,其中75%集中於核心一二線城市,優質充沛的土地儲備為後續銷售增長加足動力。
物業服務管理規模持續穩步擴大,2019年末合約管理面積3,500萬平方米,較2018年末增長25%,業務覆蓋全國32個城市;2019年實現物業服務收入約7.8億元,物業服務淨利潤約6,599萬元,品質物業將助力房開業務持續升級。
資金優勢鞏固提升,產品服務保持領先
低息充裕的資金優勢持續鞏固提升。2019年建發國際加權平均融資成本5.4%,同比下降0.3個百分點;2019年末現金餘額116億元,同比增長154%;銀行已批未提金額達134億元,同比增長123%。低成本、多渠道的資金實力保障公司安全運營。
產品服務優勢保持業內領先,高端產品線已成行業標杆。公司中式產品研發能力在行業首屈一指,並不斷迭代升級產品體系,努力將產品做到極致。據2019年賽惟諮詢的客户滿意度調查,公司住宅客户滿意度位列地產行業第一,物業服務滿意度位列地產行業第三,優質產品和服務深受業主和各界的美譽。
