《大行报告》瑞银料疫情或对内房今年合约销售影响9% 维持对内房股正面看法

瑞银发表研究报告,指在与内地发展商业界人士倾谈後了解到,售楼处自2月17日起当周逐渐重开,虽然30城市的日均交易量仍低但已在复苏,建筑活动则仍然暂停,或需至3月初才可回复。 该行指,假设物业销售回复,仍会有1-1.5月的合约销售会受影响,过去5年,2月和3月的表现在首三十大发展商中相等於全年数字的4.8%及8%,若累积购买力没有释放,预期全年销售数字会受影响9%;建筑方面,发展商在余下时间或会加快新项目开工以追回落後进度,目前该行维持新开工预测不变。而完工数字或会受4%影响,因发展商保留资金用作新项目施工及收购土地。 该行又指,收购土地方面国企开发商较进取,主因其资金成本优势。该行维持对内房发展商正面看法,因行业受政策支持及进行整合,又指在经过压力测试後并不担心上市内房企业的现金流问题,反而认为目前环境可能出现整合机会。该行首选富力(02777.HK)、融创(01918.HK)、世茂(00813.HK)和时代中国(01233.HK)。(ic/t)~ 阿思达克财经新闻 网址: www.aastocks.com
