龍湖/奧園/融創升3%-5%破頂 花旗指內地推戶籍改革有利內房
內地全面取消城區常住人口300萬以下城市落戶限制及放寬大城市落戶條件,花旗料利好內房,估計二線及強三線城市(如貴陽、福州、南昌及石家莊)最受益「新人口」,並相信具質素及有良好地域佈局的內房股也可望受惠,行業首選融創中國(01918.HK)、世房(00813.HK)、旭輝(00884.HK)、龍湖(00960.HK)、華潤置地(01109.HK)、時代中國(01233.HK)。該行亦指,美的置業(03990.HK)、合景泰富(01813.HK)、龍光地產(03380.HK)及寶龍地產(01238.HK)屬「具價值但走勢落後」股份。
內房股今天升幅普遍跑贏大市,尤其是融創中國、中國奧園(03883.HK)及龍湖,分別高見46.45元、12.62元及36.1元,現造46.35元、12.54元及36元,回升5.3%、3.6%及2.9%,前者成交增至1,738萬股。
藍籌碧桂園(02007.HK)最高見12.54元,創逾七個月高,現造12.46元,回升3.7%,暫為最強藍籌,成交增至1,574萬股。
中國恆大(03333.HK)重越牛熊線(21.42元),最高見21.7元,現造21.55元,升4.1%,成交增至1,410萬股;旭輝高見6.65元,創逾年半高,現造6.62元,回升3%;中海宏洋(00081.HK)高見5.33元,創23個月高,現造5.31元,續升2.7%。
中國金茂(00817.HK)逼近今年4月中旬所創上市高位5.93元,最高見5.92元,現造5.89元,反覆回升2.8%;合景泰富曾升破日前所創52周高位10.86元,最高見10.88元,創約年半高,現造10.8元,升1.7%。綠城中國(03900.HK)高見9.3元創近年半高,現造9.11元,回升1.7%。
萬科企業(02202.HK)、藍籌中國海外(00688.HK)/潤地、富力(02777.HK)、龍光、時代中國、雅居樂(03383.HK)及遠洋集團(03377.HK)升1.5%-2.7%,後兩者升幅最大,分別報11.5元及3.12元,前三者分別高見33.3元/30.05元/37.75元。世房僅反覆靠穩報29.8元。
國務院辦公廳印發《關於促進勞動力和人才社會性流動體制機制改革》的意見明確提出,全面取消城區常住人口300萬以下城市落戶限制,全面放寬城區常住人口300-500萬的大城市落戶條件。同時,強調要完善城區常住人口500萬以上超大特大城市積分落戶政策,精簡積分項目,確保社會保險繳納年限和居住年限分數佔主要比例。(sz/u)~
