美聯:屯門青山灣段住宅地截標反應不俗 料主打中小型單位
地政總署公佈,今日(10日)截標的屯門第48區青山公路青山灣段住宅地皮合共接獲16份標書,美聯測量師行董事林子彬表示,屯門住宅地皮涉及投資額相對適中,擁開揚海景,加上鄰近知名國際學校,吸引本地發展商外,亦不乏內房企業捧場,反映市場對該區後市仍具信心,按每方呎樓面地價約5,000元計,地皮估值約29.14億元。
林子彬稱,屯門第48區青山公路青山灣段住宅地皮,估計可建樓面面積約58.29萬平方呎,發展規模及投資額相對適中,項目鄰近黃金海岸,及哈羅國際學校等,部分單位可享開揚海景,潛力不俗,故吸引中港多個發展商及內房入標,反應不俗,包括第二次在港投地之內房企業佳兆業(01638.HK)。料日後目標市場為上車及換樓用家為主,預期項目將主打中小型單位,若以每方呎樓面地價約5,000元計算,地皮估值約29.14億元。
