美聯工商舖:料農曆新年後出現結業潮 商舖租金及空置率將受壓
美聯工商舖(00459.HK)行政總裁黃漢成接受電台訪問後表示,看到在現時市況欠佳的情況下,大部分業主都願意減租,以往多是核心區的散業主願意減租,而大業主例如太古地產(01972.HK)及九龍倉置業(01997.HK)等現時都開始願意減租,因為它們知道若流失租客的話,會難以找到租客填補空缺。
在減租幅度方面,大業主一般不會作大幅度減租,都是以短時間為主,例如是在三至四個月間減租一至兩成。而有部分散業主則願意簽新租約,多減租兩至三成。展望今年,他維持商舖減租三成的預測,因為政治事件未見有減停跡象,很多營運商對前景亦不樂觀,估計在過年後會有結業潮發生,屆時不論租金還是空置率都會面臨壓力。
他提到,在過去數月內地企業來港租賃或買入寫字樓的現象暫停,這與他們對香港前景維持觀望態度有關,金鐘等核心區的租金大幅回落兩成以上。他預期今年甲級商廈租金仍有下跌壓力,跌幅料介乎15%至20%;上半年成交料會平穩,下半年或會因政治事件淡化及積聚的購買力而有好轉,若租金再有下跌,他相信企業會願意將辦公室搬回核心區。
他坦言,公司在過去數月已自然流失近100名員工,暫時沒有再減省人手的計劃,並料今年會減少一至兩間分店。
