仲量联行:核心区商厦空置率续升 中环创逾四年高位

仲量联行《香港地产市场观察》指出,本地社会运动和经济不明朗因素持续影响香港各个写字楼市场,导致各区租赁活动疲弱。中环、湾仔/铜锣湾及尖沙咀等核心写字楼市场空置率均持续上升。

整体写字楼租赁市场录得9.19万平方尺的负吸纳量,导致整体空置率升至5.9%。11月写字楼租金跌势持续,每月平均租金按月下跌0.6%至每平方尺73.9元。中环市场自2018年10月以来每月均录得负吸纳量,11月空置率更升至逾四年高位,达到3.5%。不过,仲量联行预计尽管需求有所下降,本港写字楼租赁市场仍可於今年录得逾100万平方尺的净吸纳量。

仲量联行商业部主管鲍雅历称,月内,租户纷纷於区内寻求更具成本效益的办公地点,而租赁活动亦主要受这个趋势所主导。除了租户继续倾向在中环区内物色更物有所值的办公地点外,港岛东和九龙东等非核心区市场空置率亦见下跌。

其中一宗主要成交为华融(澳门)据报已承租太古广场一座20,300平方尺楼面,而国信证券则已承租该厦13,500平方尺楼面。两者均是从中环甲一级写字楼迁出的租户。

该行大中华区和香港研究部主管黄志辉称,由於内外环境因素继续影响投资气氛,写字楼投资市场持续淡静。最近成交的数个单位均以折让价售出。不过,由於香港楼市在受压的情况下仍能维持稳健,故现时大部分潜在买家均持观望态度。该行预计,明年本港写字楼投资市场将聚焦具增值潜力的物业。
